What should I expect if I decide to sell my home with you?

We highly value our customers' experience and our services are designed to address first and foremost your needs. We understand that selling a home may be a difficult and stressful experience, so our goal is to turn this experience into a pleasant one. We are professional real-estate team that has a solid understanding of the market conditions and we have a wide marketing network for your listing.  

What is the process to sell my home?

We make selling your home simple. That means no headaches, no surprises, and no horror stories.

Step 1. Contact me for a listing presentation

We discuss your property goals, our strategy to get the most value for your home, and what your home is worth. Also, a great way to get to know each other if we haven't met already!

Step 2. Pre-listing preparation

I will review the title for your home, as well as strata documents if applicable. We also get the home prepared according to our SOLD STRATEGY (click here) and complete any paperwork that needs to be done.

Step 3. Marketing

We put your home EVERYWHERE, not just the MLS. We create various marketing material and attract a diverse buyer pool to get your home as much exposure as possible.

Step 4. Showings & Open House

We recommend a mix of both private showings and regular open houses to increase the foot traffic for the home. While open houses are not mandatory, we believe in doing them because often the neighbours will know someone who may be interested and it's a great way for us to get feedback on how to best position your home to sell.

Step 5. Offers and Completion

Once we receive offers, we negotiate and get the deal done! With our experience and negotiating skills, we are able to get the most value for your home based on the market. After that, we tie up any loose ends from the contract to prepare it for completion.

Step 6. Next Steps

Congratulations, your home is sold! I will help you every step of the way, from the inspection to the title transfer. During this process, we make sure that we are making progress towards your property goals, whether that means downsizing, taking care of a family estate, buying a new home, or relocating to a completely different area.

How much commission do I have to pay?

Despite all the additional services that we provide, we only charge a standard commission. We don't believe in charging extra to get our job done - which is selling your home!

A standard commission in BC is 7% on the first $100,000 and 3% on the remaining balance. This total commission amount is then split to the seller's agent and the buyer's agent. 

For example, if your home sells for $800,000, the commission would look something like this:

7% on first $100,000 + 3% on remaining balance

= [0.07 x 100,000] + [0.03 x (800,000 - 100,000)]

= (0.07 x 100,000) + (0.03 x 700,000)

= 7,000 + 21,000

= 28,000

This total amount is then split between the buyer agent and the seller agent. For example, if it was split 50/50, then the buyer's agent would receive $14,000 and the seller's agent would also receive $14,000

When is the right time to sell?

There is no perfect time - it really depends on what your property goals are, which is why it's important that we discuss with you to understand your unique situation. 

For whatever reason, if you need to sell right away, it's okay if you don't feel ready. We are here to help you every step of the way.

On the other hand, if you aren't in a rush, we recommend staying in touch and monitoring how the market is performing and any real estate news.

Things are always changing - whether it's interest rates going up and down, or new mortgage laws - so sitting and waiting isn't going to help because every market has pros and cons. In our opinion, the best time to sell is whenever you are confident that you will be able to accomplish your next real estate goal and making sure that our plan will help you get there!

Should I renovate my home first?

This might sound like a good idea but if you're looking for the best Return on Investment (ROI) then we recommend being a bit careful - not all renovations are worth it!

Sometimes, buyers have different personal preferences, or their goal is to completely demolish or renovate the home anyway, so putting a bunch of money into your home beforehand isn't always worth it.

However, simple cosmetic renovations aren't a bad idea - like painting the kitchen and bathrooms. It's a case-by-case basis, so it depends on the condition of your home.

Typically, more renovated properties sell for more money, but this isn't always the case. What price should I sell my home for?

While our goal is to help you get the most value for your home, we recommend being realistic with pricing strategy, because over-pricing often does more harm than good!

With that being said, we do have 3 different pricing options that we consider:

1. Fair Market Value

This is objectively what your home is worth based on recent sales in your neighbourhood (CMA) and feedback from the market. If your home is priced this way, it should sell in the average amount of time for that property type in the current market. 2. Sell Now Price

This is typically a bit below market value but will sell your home the fastest. It is also a strategic way to increase buyer interest and create a multiple offer situation - which can sometimes lead to getting more value for your home than what it's originally worth.

3. Ideal Pricing

This is an aspirational price for a best case scenario if you were able to find the perfect buyer - selling above the market value. 


Usually if we are beginning to approach the average Days on Market (DOM) for our property type but haven't received significant interest, it is an indication that we aren't priced correctly and we'd recommend shifting our pricing strategy.

While there is no correct option for pricing your home, the decision is ultimately up to you. We recommend considering what your property goals are and what your timeline is - based on this, we can provide all the information to come up with the best pricing strategy and reach your real estate goals.
