1) Strata doc & Title review
We order the strata documents, strata plan, and title to do a deep review of the history of the building or home. We assess for any covenants, liens, and disputes on title, and objectively review the strata documents to prevent surprises in the future.
2) Listing Presentation & Property Review
This is our time to connect with you and your home! We familiarize ourselves with your home, discuss your property goals, your unique situations, and a plan to get your home sold to help you reach your goals.

3) Pre-listing Inspection
In this optional step, a professional inspector will assess every element of the home to prepare it before it hits the market - this way we can fix any issues beforehand or factor it into our pricing and negotiation strategy.
Once we have a buyer, they are likely to have their own inspection, so if we uncover any issues beforehand, we can minimize the risk that the buyer will withdraw their offer in the future.
4) Decluttering & Depersonalization
In this optional step, we recommend minimizing the amount of extra accessories, furniture, and items in your home. By helping the buyers view the home objectively, they can visualize the space in their own unique way and shorten the amount of time that your property is on the market.
