What should I expect if I decide to sell my home with you?

We highly value our customers' experience and our services are designed to address first and foremost your needs. We understand that selling a home may be a difficult and stressful experience, so our goal is to turn this experience into a pleasant one. We are professional real-estate team that has a solid understanding of the market conditions and we have a wide marketing network for your listing.  

Preparing for Success

Most REALTORS® will put your home on the MLS and wait for buyers to come, but we believe getting your home sold starts BEFORE we put your home on the MLS. This is how we prepare your home to maximize value and make the process simple:

1) Strata doc & Title review

We order the strata documents, strata plan, and title to do a deep review of the history of the building or home. We assess for any covenants, liens, and disputes on title, and objectively review the strata documents to prevent surprises in the future.

2) Listing Presentation & Property Review

This is our time to connect with you and your home! We familiarize ourselves with your home, discuss your property goals, your unique situations, and a plan to get your home sold to help you reach your goals.

3) Pre-listing Inspection

In this optional step, a professional inspector will assess every element of the home to prepare it before it hits the market - this way we can fix any issues beforehand or factor it into our pricing and negotiation strategy. 

Once we have a buyer, they are likely to have their own inspection, so if we uncover any issues beforehand, we can minimize the risk that the buyer will withdraw their offer in the future.

4) Decluttering & Depersonalization

In this optional step, we recommend minimizing the amount of extra accessories, furniture, and items in your home. By helping the buyers view the home objectively, they can visualize the space in their own unique way and shorten the amount of time that your property is on the market.



Staging

If your home is vacant, then staging is an option. In most cases, however, we recommend VIRTUAL staging because it is the most cost effective way to maximize attention towards your online listing. 

Using technology, we can make your home stand out online by demonstrating how the space can be used to its maximum potential - including new furniture, flooring, paint, and accessory items like paintings and decorations!

Photography

There are 3 levels of photography:

1. iPhone Photos

We will NEVER do this!

2. Professional Photos

This is what most REALTORS® do - it's not bad but we take it to the next level!

3. Multi-flash Photography

This highlights the most attractive features of your home by creating true-to-colour images, with accurate exposure and saturation that maximizes the return on investment for your home. Check out the comparison below!

Drone Footage - In Additional with our photography, we create Drone Footage - Provides an aerial view of the home, the lot, and positioning relative to the wider neighbourhood in its entirety.


Marketing

We take a wholistic approach to marketing, putting your home on the MLS isn't enough! 

1. Detailed Floor Plans - Professionally measured with room labels, dimensions, and areas to help buyers visualize how they would use the space.

2. Dollhouse - A 3D render of your home using technology to help buyers visualize the flow between spaces and gain a comprehensive understanding of the property.

3. Interactive Virtual Tour - A unique and interactive digital tour that allows buyers to visualize and walk through the home inside and out as if they're really there.

4. Traditional Marketing Strategy - Physical and digital marketing including print flyers, door hanger flyers, weekly open houses, exclusive agent open houses, and QR code integration.

For us, simply showing your home isn't enough. We create video wakthroughs of the property, and lifestyle videos showcasing the wider neighbourhood and local amenities - such as schools, community centres, and shopping.

Accurate Pricing

We DO NOT get pricing wrong - because it's important! Properties that are new to the market get the most activity in the first few weeks... after that, buyers may start to think there's something wrong with the home. 

If the most qualified buyers are viewing your home in the first 2-4 weeks, it's crucial for it to be priced right from the very beginning, or else it may sit on the market for a LONG time and you may not get the value that your home is worth.

When determining the value of your home, we consider multiple factors:

  • • Interest rates (upward or downward trend)
  • • Property condition 
  • • Future developments in the neighbourhood (both good and bad)
  • • BC assessment value
  • • Past sales and active listings - CMA (comparative market analysis)
